What Buyers Should Look for Beyond the Photos

Listing photos are taken to show a property at its very best, often with wide-angle lenses, careful styling and the most flattering light of the day. Treat them as an invitation to inspect rather than a full and accurate picture of the home's actual size, condition or outlook.

Pay attention to what photos typically do not show, including neighbouring properties, street noise, the direction the home faces and how much natural light different rooms get at various times of day. A quick visit to the street outside your scheduled inspection time can reveal details the agent's photography never will.

Check actual room dimensions against the floor plan rather than relying on your impression from photos, since furniture styling can make modest rooms look considerably larger than they are. Bringing a tape measure to confirm that your own furniture will actually fit is a simple step many buyers skip.

Look closely at the condition details that rarely show up well in photography, such as worn carpet, cracked tiles, ageing window seals or signs of water damage around bathrooms and laundries. These items are easy to miss in a styled photo but can represent real cost once you move in.

Finally, consider visiting at a quieter time without the agent's open home styling in place if that is possible, since an unstyled or lived-in viewing often tells you more about how the property will actually feel day to day once you are living there.
